On September 30, the Coral Gables Development Review Committee will consider a proposal for a new mixed-use project that includes apartments, retail and live-work units. The proposed site is one block east of the Shops at Sunset Place mall and in close proximity to both the University of Miami and the South Miami Metrorail Station.
Shoma Homes, an affiliate of Shoma Group, filed the application through subsidiaries Sunset Place Luxury Holdings and 1500 Coral Gables LLC. The 40-unit apartment complex at 1500 Venera Ave. was purchased by Sunset Place Luxury Holdings in 2013 for $5.65 million, and 1500 Coral Gables LLC is currently under contract for the 47-unit Villa San Remo condominium at 1515 San Remo Avenue. The adjacent buildings, which were both built in the 1960s, will be the location of the new development.
According to a recent article from the South Florida Business Journal, the project calls for a 250,320-square-foot, nine-story tower that would include 172 apartments, ground-floor retail and 378 parking spaces. Seven of the apartments would be two-story, live-work units that start at the ground floor. The other units would be located on the fifth through ninth floors and would be a mix of one, two and three bedrooms floor plans. The apartments will range in size from 754 to 1,745 square feet.
1500 Venera was designed by Bermello Ajamil & Partners. Building amenities include a clubhouse, community kitchen, fitness center, spa, an interior courtyard on top of the garage and a rooftop pool deck.
