Mid-Rise Condo, Atlantis, Approved in Bay Harbor Islands

On Tuesday, the latest mid-rise condo project for Bay Harbor Islands, Atlantis, cleared a major hurdle by winning zoning approval. The planning and zoning board unanimously approved the design plans for the 28-unit building, according to a recent article from The Real Deal. Located at 10281 West Bay Harbor Drive and 1170 103rd Street, the seven-story project is a joint development from Sam Sami of Saba Group, Chilean developer Grupo Burotto and Miami developer Rilea Group.

The building is being designed by Bay Harbor-based Frankel Benayoun Architects and will feature condos ranging in size from 1,033 square feet to 1,990 square feet. Markus Frankel described the design as “contemporary island architecture.” Plans include a two-story lobby, 60-foot long rooftop pool, and four private roof terraces for penthouse units. 15 different floor plans will be available.

While the design of the building has been approved by the board, they did request that the landscaping on the rooftop be scaled back and a stop sign or speed bump be installed into the building’s garage areas. This addresses the concerns voiced by neighbors about traffic exiting the building on the corner lot.

The next stop on the road to construction for Atlantis is the city commission, which will need to approve a request for 11 “transfer of development rights,” also known as TDR’s.

26 additional new projects have been proposed in the area, which can be found between Surfside and Bal Harbour. Because developers see Bay Harbor Islands as a cheaper alternative to nearby Surfside and Miami Beach, development in the area has exploded. Other projects include Kasa Bay Harbor, a seven-story, nine-unit project at 1125 97th Street, Bijou Bay Harbor, a nine-story, 41-unit project at 9521 East Bay Harbor Drive, and Sophie Bay Harbor, a 26-unit, seven-story building planned for 1045 92nd Street.
