Boutique Condos Trend in Miami Beach

While massive residential skyscrapers are being erected in downtown Miami, one area neighborhood is striving to keep it quaint. Earlier this week, Miami Beach’s design review board approved plans for a new boutique condo project in the trendy South-of-Fifth neighborhood, the latest from sisters Bernadette and Tamara Despujols and TBD Group. The five-story building will be located at 912-918 Fourth Street, replacing a one-story structure currently there. The 45-foot tall building will hold just four luxury condos, according to a recent article from The Real Deal.

The sisters are both architects and are responsible for the design of the project, which will be called Araya. The two Fourth Street facing units will have four bedrooms and about 2,000 square feet, while the 1,400-square-foot rear-facing units will have three bedrooms. All of the units will have large balconies as well as access to a rooftop pool terrace. Parking will be in the rear, accessible through an alley. The front of the building will include five-foot setbacks while the rear setbacks will measure 23-feet.

“Our client wants something a little different, said Rodrigo Carrion of DN’A Design and Architecture. The smaller  boutique project fits the local trend, and with only four units, “owners will get full benefits” of the building’s space.
