Alton Road Development to Include Luxury Retail, Hotel

A new project, to be located on the 1600 block of Alton Road, was recently awarded design approval from the Miami Beach Design Review Board. The plans for the five-story mixed-use building, known as 1212 Lincoln Road, include a hotel, luxury retail, and a large indoor food court. Plans for the parcel were originally submitted in 2014, however the developer, Crescent Heights, headed by Russell Galbut, recently picked up the southernmost parcel on the block, allowing them to improve upon the previous design.

The first of three building phases for the project will be to build a large, enclosed food court and parking area that will have a wide balcony that will function as a common space, overlooking Alton Road, according to a recent article from The Real Deal. The second phase will involve the erection of a luxury hotel with approximately 100 keys at the corner of Alton and Lincoln Roads. A total of 44,938 square feet has been designated as hotel space, while 92,725 square feet will be retail. Perkins + Will is designing the project with an “innovative old-world inspired mercado design” in mind.

According to Marisa Galbut, retail manager for Crescent Heights, said that the concept was to expand the pedestrian experience from Lincoln Road all the way down to 16th Street, along Alton Road.

“We love the fact that we are continuing Lincoln Road onto Alton, and the addition of our common balcony space along Alton Road, along the entire project line on the 2nd floor is a real benefit for the community,” she stated.

The third phase of construction, which will include a visual wall, or “super-graphic,” that designers claim will display messaging and images, but not advertising, will depend on negotiations with current tenants, many of whom do not wish to move. The project is one of three Alton Road developments from the subsidiary of Crescent Heights. The Wave will be located between Fifth and Seventh streets and feature four buildings with a projected 321 apartments and 50,000 square-feet of retail space. The other is a 50,000 square-foot project at 1901 Alton Road that will be the home to a new 40,000 square-foot Whole Foods Market.
