***UPDATED: May 18, 2016*** Reservations at Forum Aventura, the office-condo project near Aventura, are being converted to contracts as sales reach 60%. Javier Rabinovich, CEO from project developer Prive Group, stated that many of the buyers hail from Latin America. Other investors include local professionals looking to establish family offices in the area. Available spaces range in size from 550 square feet to 1,300 square feet for a single office, although buyers will have to option to combine spaces up to 8,500 square feet. The 12-story office tower will include approximately 95,000 square feet of space office, two retail condos, and a lobby. Building amenities will include a rooftop lounge and meeting area, kitchen and meeting area, and landscaping from designer Roberto Rovira. Groundbreaking is anticipated this July, with completion planned for the end of 2018’s second quarter. Prices start at $300,000.
A new office condo tower is in the works in Ojus, located just west of Aventura. A group of Argentine developers is responsible for the proposed 12-story building, called Forum Aventura, which will be located at 19790 West Dixie Highway. According to a recent article from The Real Deal, Privé Land Banking, which is owned by Argentine principals, says they are still waiting for the site plan approval from Miami-Dade County but plan to launch sales by the end of the year. Pricing is not yet available.
Arquitectonica has designed Forum Aventura, which will include about 95,000 square feet, including a 5,000-square-foot lobby and two retail condos on the ground level. Arquitectonica Interiors will handle the interior design. Landscape architect, Roberto Rovira, will create an outdoor green space for the 2,500-square-foot rooftop lounge, which will also feature a conference room, kitchen, and meeting area. Jacob Shprecher, vice president of operations for Privé Land Banking, stated that “the building has a very innovative design. We’re gearing the design toward private family offices, people in the financial services area, attorneys, accountants and entrepreneurs who want to have their own private space. We know there is a very strong appetite for the project.”
The company has multiple projects in the design phase in the Aventura area. According to their website, two of those projects include Aventura Square, a mixed-use project on two lots with both commercial and residential components, and a project in Edgewater, where the group is working on putting together 70,000 square feet of land. The office condo building concept is starting to trend in the area, offering investment buyers an opportunity to own a part of a commercial property. Developers plan to begin construction on Forum Aventura in the first quarter of 2016.
