New Development in Wynwood

Plans for a 277,000-square-foot mixed-use project in Wynwood have just been filed as the development of the artsy Miami neighborhood continues to heat up. The 12-story office, retail and residential tower, Wynwood Square, was developed by Brickell-based One Real Estate Investment, founded by Jeronimo Hirschfeld. According to a recent article from The Real Deal, the plans include about 26,000 square feet of ground floor retail, 51,000 square feet of office space, 200,000 square feet of rental apartments, and approximately 505 parking spaces.

Hirschfeld’s company purchased the 1.8-acre site for $15 million, or $192 per square foot. New zoning regulations approved last October allow for denser residential developments in a 205 acre area of Wynwood, allowing projects such as this one move forward. Hirschfeld said he “is looking to fill a void in the neighborhood for all three uses – residential, office and retail.” If plans are accepted, Wynwood Square will be located at 2201 and 2245 North Miami Avenue and should be completed in about 40 months.
