***UPDATED: June 27, 2016*** The first steps in bringing Moishe Mana’s Wynwood dream to reality have been taken. Last week, the Miami City Commission approved Mana’s plan, granting the developer a number of zoning changes that will allow him to create an entertainment, business, and cultural campus on 23.46 acres in Wynwood. After months of negotiations with Wynwood BID, a group of local property owners and builders united by a goal to keep the redevelopment of the area organic, Mana Wynwood finally went before the city commission. In addition to working with the BID committee, Commissioner Francis Suarez also asked Mana representatives to consider making a contribution to the city’s public transit fund as a condition of final approval. Commission Chairman, Keon Hardemon, also requested that the developer contribute funds for a possible affordable housing program for residents of bordering Overtown. While there’s still a lot of work to be done, the massive mixed-use project has definitely taken a step in the right direction.
Miami’s Wynwood neighborhood is in a period of transition. Historically, the area has been home to industrial warehouses and clothing manufacturers, but now you’ll find a vibrant arts district with restaurants, retail spaces, and plenty of planned developments. In fact, one of South Florida’s largest development projects is slated for the area, according to a recent news article, with 9.72 million square feet and 3,482 residential units in the works.
New York developer, Moishe Mana, took the first step in the approval process by submitting the “Special Area Plan” zoning application to the city’s Planning and Zoning Board. Recent rezoning in the area currently allows for buildings up to 12 stories and 150 units per acre. If accepted, the Mana Wynwood project would include a 24-story building on part of the site, with the 150 unit rule still intact, although a significant number of commercial development could join.
Zyscovich Architects designed the site plan for Mana Wynwood, which includes these additional features:
- A market pavilion for temporary retailers
- Kinetic media signs with animated messages of up to 80 feet tall
- Rooftop gardens and vertical gardens on buildings
- Outdoor seating for restaurants
- Artistic murals
- Northwest 5th Avenue would be redesigned with landscaping, trees, bike lane, and lighting.
The community would be divided into east and west districts with Northwest 5th Avenue as the center line. Plans call for the development of the east district first, with hopes that the area would become a “campus for business innovation, technology and creative industries.” Totalling 5.26 million square feet, the east district would include 2,237 residential units, 131,990 square feet of open space, Mana Commons civic space, Mana Contemporary exhibition space, and 4,598 parking spaces. The west district will total 4.46 million square feet, including 1,250 residential units, 36,297 square feet of open space, an extension of the innovation campus and Mana Commons, hotel space, the market pavilion, and 3,885 parking spaces.
